Residence Permit Process with Buying Property in TurkeyIf you have bought property in Turkey, you can obtain a residence permit with your first degree relatives. The foreigners who have bought property in Turkey can firstly get a short term residence permit (maximum 2 years). You can extend the duration of your residence permit by applying when 60 days remain for the end of your short term residence permit period. A longer residence permit is provided in each of your residence permit extension application. At the end of 8 years, you can apply for a long-term residence permit and then get a permanent residence permit.

Application for Residence Permit

In order to obtain a residence permit, you must first make an online appointment at the e-resident system (https://e-ikamet.goc.gov.tr/). After you have made an appointment, you must be present with the following documents in the in given appointment date and time provided by the system.

1. Short Term Residence Permit

The foreigners having property in Turkey must submit the following documents to the relevant Provincial Immigration Authority Directorate through the e-residence system (https://e-ikamet.goc.gov.tr/) following their application to be able to obtain a short term residence permit. As a rule, short-term residence permits are given for a maximum of two years. The residence permit loses its validity if it is not used within six months.

1.1. First Application of Short Term Residence Permit

• Residence Permit application form
• Original and photocopy of passport or substitute document
• Four biometric photographs
• Declaration of having sufficient and regular financial possibility during the period to be resided
• Official document indicating that the house belongs to the applicant.
• Valid health insurance (one of the following is considered sufficient):
• Document of benefiting from health care services in Turkey within the scope of bilateral social security agreements
• Provision document taken from Social Security Institution
• Document of applying to Social Security Institution in order to get general health insurance
• Private health insurance

1.2. Short Term Residence Permit Extension Application

Residence permit extension applications are made to Governorates from sixty days of residence permit expiration and in all conditions before the residence permit expires.
Foreigners are required to apply for a residence permit extension from the e-residence system (https://e-ikamet.goc.gov.tr/) for extension applications. The completed application and the required documents must be sent to the relevant Provincial Immigration Authority Directorate by post within five working days.

• Residence Permit application form
• Notarised photocopy of passport or substitute document
• Four biometric photographs
• Submission of previous residence permit
• Declaration of having sufficient and regular financial possibility during the period to be resided
• Official document indicating that the house belongs to the applicant.
• Valid health insurance (one of the following is considered sufficient).
• Document of benefiting from health care services in Turkey within the scope of bilateral social security agreements
• Provision document taken from Social Security Institution
• Private health insurance covering extension period

2. Long Term Residence Permit Extension Application

Foreigners who have stayed in Turkey with at least eight years of uninterrupted residence permit submit the following documents to the relevant Provincial Immigration Authority Directorate to be able to obtain long term residence permit:

2.1. Application Documents

• Residence Permit application form
• Original and photocopy of passport or substitute document
• Photocopy of previous residence permit
• Four biometric photographs
• Document showing that the applicant has not received social assistance from state institutions and organizations in the last three years
• Declaration of having sufficient and regular financial possibility during the period to be resided
• Criminal record
• Valid health insurance (one of the following is considered sufficient):
• Document of benefiting from health care services in Turkey within the scope of bilateral social security agreements
• Provision document taken from Social Security Institution
• Document of applying to Social Security Institution in order to get general health insurance
• At least one-year period private health insurance
